Extra bedrooms, a flatlet, guest accommodation, garaging, solar equipment, entertainment areas or a well-designed renovation may add appeal, but improvements do not automatically add their full construction cost to market value. The question is how strongly buyers in that segment value the feature.

Current competition

Your property does not enter the market in isolation. Buyers compare it with everything else available in a similar price range. If several strong alternatives are available, the asking strategy may need to be more competitive. If suitable stock is scarce, the property may have more room to stand out.

Why an online estimate can differ from an in-person assessment

Automated estimates can be useful as a broad reference, but they may not fully understand the quality of a sea view, the practical effect of a steep driveway, a recent renovation, the condition of a home or the exact position within a neighbourhood. A local assessment can add those property-specific details.
